PHASE I ESA: Phase I Environmental Site Assessment (ESA) provides a comprehensive property environmental assessment by providing a Fifteen Point Environmental Assessment (FPEA). The purpose of the Phase I ESA is to evaluate current and past environmental conditions associated with the site, and review available regulatory databases to identify existing or potential environmental conditions that may adversely affect the subject site.

LIMITED ESA: The Limited Environmental Site Assessment includes the site visit, transaction screen process (environmetal questionnaire used during the site visit) and regulatory records review which is a compilation of federal environmental data that identifies sites that are hazardous or are potentially hazardous, as recorded by the U. S. Environmental Protection Agency (U.S. EPA) through their various regulatory programs.

COMPLIANCE: Compliance audits of gas station USTs (Underground Storage Tanks). The neccessary tests/documents required by the state/local agencies need to be done according to guidelines and are to be maintained on site. Also the necessary documents/manifests are to be maintained for the drycleaning facilities.

ASBESTOS: We conduct comprehensive asbestos surveys and management plans/Operations & Maintenance (O&M) plans. Prior to renovation/demolition of any section/building material of a property, an asbesto survey needs to be conducted in accordance with applicable regulations.

LEAD:We conduct lead inspections and mangement, which can include the survey and/or soil sampling

MOLD: Mold sampling is conducted by air samples and/or tape samples where odor or visible mold is present.
